Planning Submitted for the Clarendon Suites Redevelopment

Planning Submitted for the Clarendon Suites Redevelopment

Glancy Nicholls Architects is pleased to share that in collaboration with Wavensmere Homes a full planning application to Birmingham City Council has been submitted for the proposed £45 million transformation of the former Clarendon Suites site in Edgbaston.

The 1.39-hectare site, which has stood vacant for over a decade, represents one of Edgbaston’s most significant redevelopment opportunities. Our proposals set out a vision for a new residential neighbourhood comprising 165 new homes, designed to respond sensitively to the area’s architectural heritage while addressing the city’s need for sustainable, high-quality housing.

The masterplan features a combination of 75 three-bedroom townhouses and 90 one- and two-bedroom apartments, arranged across three distinct character zones. Each zone draws upon the identity of its immediate context, from the traditional forms of Clarendon Road to the more contemporary architecture fronting Hagley Road. Generous public open space and landscaped communal areas, including a dedicated children’s play space, are integrated into the design to encourage community activity and wellbeing.

Sustainability has been central to the design approach. The proposals aim to achieve the highest EPC rating of A, with Future Homes Standard energy efficiency measures embedded across the development. Mature trees along Hagley Road will be retained, alongside extensive new planting to promote biodiversity and enhance the public realm.

“In crafting our vision for this contemporary housing scheme, we've drawn inspiration from the rich historical tapestry of the area. Our design ethos – alongside the collaborative vision of Wavensmere Homes – places a significant emphasis on exemplary placemaking, intricately weaving modernity with the timeless charm of Edgbaston’s grand residences.”

Having seen this prominent site lay vacant for so long, we are very pleased to lodge our detailed planning application, which has the support of local people and stakeholders, and is commercially viable to deliver. We have been working alongside officers from Birmingham City Council on the collective approach and housing requirements... We are pleased that our concept of delivering three-bedroom houses to suit young families has been so welcomed during the public consultation process.

James Dickens Managing Director, Wavensmere Homes

This planning submission marks the next stage in the transformation of the Clarendon Suites site, offering appropriate and attainable new homes for young professionals and families. Through sensitive design and collaborative consultation, the scheme will not only regenerate a long-vacant brownfield site but also create a lasting, positive contribution to the Edgbaston community and Birmingham’s wider housing landscape.
