Regenerating the Canalside with Sustainable Living

GNA, in collaboration with Wavensmere Homes, have secured full planning approval for the redevelopment of Wolverhampton Canalside South, with construction now underway on this major regeneration project.

The scheme sets out a bold vision to create a vibrant, sustainable community along the historic Wyrley and Essington Canal, transforming a site that has remained derelict for over 15 years into a thriving new canalside neighbourhood.

Comprising over 530 high EPC-rated homes, including townhouses, apartments, and co-living units, the development celebrates Wolverhampton’s rich industrial heritage while embracing the principles of modern, sustainable urban living. The bespoke design carefully integrates with the surrounding conservation area, maximising the site’s canalside setting and reinforcing its unique sense of place.

Our design ethos — developed in close collaboration with Wavensmere Homes — places placemaking, community, and sustainability at the forefront. Several acres of green space, alongside integrated commercial amenities, will establish a self-sustaining, mixed-use neighbourhood that supports an active and inclusive lifestyle.

A defining feature of the scheme is the adaptive reuse of the disused viaduct, which will be transformed into new commercial and community spaces, turning a long-neglected landmark into a vibrant social hub.

The historic railway arches or 'Spans' that intersect the site will play a pivotal role in the regeneration of Wolverhampton Canalside. Around 7,000 sq ft of commercial space will be delivered within these revitalised structures, creating a lively hub for cafés, independent retailers, creative studios, and co-working spaces. By reimagining the brick viaduct arches, the design preserves the site’s industrial character while introducing a modern layer of activity that will animate the canalside and strengthen its connection to the city.

This approach embodies our commitment to placemaking, regeneration, and sustainability — transforming the site’s industrial legacy into a vibrant setting for community, commerce, and connection. By restoring and adapting the arches rather than replacing them, the scheme minimises material waste while enriching the local urban fabric, turning a once-neglected corridor into a thriving destination that celebrates both heritage and innovation.

Wolverhampton desperately needs more homes and getting spades in the ground on Canalside is part of the solution to that. But it’s more than just bricks and mortar, it’s about creating a thriving new community and shaping a bright future for the city. And it will provide more than a hundred affordable homes for local people, a key priority for me in tackling the region’s housing crisis.
